It is an authority requirement to have a Pre-condition Survey carried out before construction commences on any demolition, excavation, piling, construction, drainage, renovation or refurbishment works.

Types of Properties we Survey!
Landed Property Survey
We are experts in Landed Property Survey. We contact and arrange for viewing appointments with the Property Owners and ensure that all safety and etiquette protocols are adhere to when surveying such properties.
Commercial Property Survey
Your development site might be situated right next to a Commercial Building. We will work closely with the place owner / management agent and schedule survey visits to minimise disruption to their tenants.
For office or retail shop renovations or fitting-out works, we will survey the access route from the loading and unloading area to the proposed works as well as adjacent area that may be affected by your proposed works.
Factories / Industrial Buildings Survey
We surveyed many Factories, Warehouses, Process Plants and other Industrial properties. The Building Control Regulations 2003, Part IV, Section 32– Pre-Construction Survey stated clearly that any demolition of any building/s, piling works, foundation works, tunnelling works or site formation works, the builder is required to carry out a pre-construction survey to establish the condition of the existing building/s adjacent or close proximity to the building works.
The Building and Construction Authority (BCA) required that an independent Building Survey company be engaged to carry out a Pre-condition / Pre-construction Survey to the affected properties in the vicinity of any construction works.
There will be occasions, where the property owner refuses entry for a Survey to be carried out or the house could be left vacant for some time.
What should the builder do in such instances? In accordance to BCA’s guidelines, the following due diligence are required:
- Builder to survey the exterior face of the property;
- The records should be kept for the attempts to contact relevant owners for permission to conduct the pre-condition / pre-construction survey (eg. Records of registered mail, and or refusal by owner to allow access to conduct the survey.
Missing out on surveying any affected properties would be a disadvantage to you as a Contractor. Should unforeseen circumstances arises due to underestimation of survey radius required under the Building and Construction Authority's Guidelines, you might be faced with claims or losses.
Therefore, it is very important that building contractors provide a detailed nature of construction and the specific type of piling used for the project to allow the Surveyor to advise on a proper Survey requirement.

Should the Builders, Consultants or Authorities have any further comments which requires the Surveyor to take additional photographs or to capture more of the critical details, it is the duty of the Surveyors to accede with the request, within reasonable means.
